What Your Mold Remediation Estimate Includes
Your written estimate identifies the affected areas and the containment, equipment, removal and cleaning included in your project. The agreed scope defines the work; not every project needs every measure described below.
Containment & Filtration
Controlled Removal
HEPA Cleaning & Treatment
Containment barriers, controlled access and HEPA-filtered equipment help limit the spread of dust and contamination. Setup and pressure control depend on the project protocol.
Affected materials identified in the agreed scope are removed and bagged using controls intended to limit the spread of dust and contamination.
Cleaning may include HEPA vacuuming and damp wiping of suitable surfaces. Products and equipment are selected for the materials and protocol; chemical treatment does not replace physical removal.
Why does pricing vary?
Pricing depends on the affected materials, access, containment setup, contents handling, labor and drying needs. A written scope helps you compare estimates fairly.
Access & Containment Setup
Materials & Substrate Removal
Contents & Structural Drying
Limited access, high ceilings and complex containment can increase setup time, protective materials and equipment needs.
Removing tile backer, double-layered drywall, or saturated subfloors demands more demolition hours and disposal management than treating open framing or single gypsum panels.
The quantity of contents requiring protection and the degree of structural moisture requiring commercial dehumidification directly dictate crew hours and run times.
Clarity prevents surprises. Your written scope identifies included work and exclusions. Related services may need separate estimates and qualified providers.
Rebuild & Mechanical HVAC
Assessment, Testing & PRV
Laundry & Soft Goods
Structural reconstruction, drywall hanging, trim installation, painting, and HVAC mechanical repairs or duct replacements must be handled by separate qualified contractors.
We coordinate with an independent licensed mold assessor for assessment, the project protocol and post-remediation verification (PRV). These are separate services; confirm their scope and fees.
Laundry, clothing, bedding, area rugs, and porous soft-goods cleaning are excluded unless explicitly itemized and separately agreed in writing under specialized contents scope.

What happens to belongings?
Personal belongings in affected areas are evaluated, documented, and cleaned per the agreed scope. Suitable non-porous and semi-porous items receive HEPA vacuuming and damp wiping.
Owner approval is obtained before any disposal takes place. Because severe colonization can penetrate porous fibers beyond recovery, we do not guarantee every item is salvageable.
What happens after cleanup?
After physical cleaning and treatment are concluded, containment remains in place while we coordinate with your independent licensed mold assessor for Post-Remediation Verification (PRV).
The independent assessor evaluates the work against the project requirements. Clearance is not guaranteed. Following satisfactory verification, reconstruction and finish repairs are arranged with separate qualified contractors.
