Condo and managed-property cleanup needs a plan for the work area and the route to it. Tell us about elevator reservations, loading access, building work hours, parking and association requirements before scheduling. We discuss protection for common areas and the handling of debris and salvageable contents within the authorized scope. The owner or manager coordinates access and approvals. For occupied homes or rentals, share scheduling needs so the work area can be separated appropriately.

From the assessor’s protocol to independent clearance
Containment and source removal
The independent licensed assessor’s written protocol guides the cleanup. We establish containment and project-appropriate HEPA filtration, remove materials specified in the scope and clean retained surfaces. If additional growth is exposed behind walls or cabinets, we document it and coordinate with the assessor before expanding the work. Separate qualified contractors perform leak and HVAC repairs.
Independent verification before rebuilding
Your independent assessor performs post-remediation verification (PRV), separate from Wilson’s cleanup work. We coordinate access for that inspection and follow the project’s requirements for containment and completion. Clearance testing is a separate service. Reconstruction, replacement finishes and HVAC work are handled by other qualified contractors.
Preparing Your Property for Remediation
Before your Daytona Beach consultation, gather the assessor’s protocol, photos, leak or condensation history and the status of moisture-source repairs. Tell us whether the property is occupied, rented or managed, and share building access rules. We discuss moving or protecting contents before removal work starts. Contents cleaning and pack-out require a separate agreed scope; laundry and other soft goods are excluded.
Who do I call for licensed mold cleanup in Daytona Beach?
Call Wilson’s Remediation at 386-316-2042 for a free consultation or second opinion. Darren Wilson holds Florida Mold Remediator License MRSR3078. If an independent assessment or written protocol is needed, a separate licensed mold assessor provides it; Wilson’s performs the authorized remediation.
Can you work with condo managers and rental owners?
Yes. Tell us who can authorize the work and provide access. We discuss elevator and loading arrangements, building work hours, common-area protection and the schedule with the owner or manager. Building approvals and occupant arrangements should be settled before work begins.
What determines the mold cleanup estimate?
Affected materials, access, containment, contents handling and the assessor’s protocol determine the proposed scope. Concealed conditions can change it. We explain the work in writing rather than quote a universal price. Read what your mold remediation estimate includes.
What if the property also has water damage?
Tell us when the leak happened and whether the source has been controlled. We provide water extraction, structural drying and moisture monitoring as appropriate to the agreed scope. Mold cleanup may require an independent assessor’s protocol. Plumbing, roof and HVAC repairs are performed by separate qualified contractors.
